Proposed Amendment to Purchase Agreement on North Property
Dear Mount Calvary,
We invite you to a Congregational Meeting and Vote on Sunday, December 8, immediately following 9:30am worship. At this meeting, we will discuss and vote on an amended purchase agreement for the sale of a portion of our north property.
In May, the congregation voted to allow the church council to begin negotiations on this property. After extensive discussions, revisions, and updated site plans, we now seek your approval on an amended agreement. Below are the key details to help you prepare for this important vote:

Original Agreement (Signed in August):
17 housing units on 2.64 acres
We wanted to address a question about the number of housing units associated with the proposed sale of our north property to provide clarity as we approach the congregational vote on December 8. Back in May, the congregation approved moving forward with a plan that anticipated 22 housing units on the property. However, as the process moved forward, the City of Eagan required some design changes. These changes resulted in the August purchase agreement, which included 2.64 acres and plans for 17 units at that time. Since then, there have been additional adjustments to the project to make it financially viable and to meet city requirements. The proposed amendment to the purchase agreement would add 0.20 acres, bringing the total to 2.84 acres, and would allow MACV and Lennar to aim for 20–22 units—closer to the original vision approved by the congregation in May. It’s important to note that the exact number of units isn’t finalized yet. The final number could still change as the city reviews and approves the plans during the design phase. The additional acreage, however, significantly increases the likelihood of reaching that 20–22 unit range. Sale price: $360,000
Proposed Amendment:
Adds .20 acres for a total of 2.84 acres
Sale price increases to $440,000 (an additional $80,000)
Allows for 5 more housing units, bringing the total to 22 units
Parking Adjustments:
The north parking lot currently has 60 spaces.
With the sale, the congregation would retain 40 spaces and lose 20 spaces (14 on the west edge and 6 on the north edge).
The current MACV plan (pending city approval) includes 29 surface spots available for our use through a reciprocal easement agreement on Sundays, Wednesdays, holidays, and for funerals.
Organics and Yard Waste:
Discussions are underway with MACV and the City of Eagan to address yard waste disposal. The nearby community garden property, which overlaps the property line, may assist in these negotiations.
Proceeds from the Sale:
The $440,000 from the sale would allow us to:
Fully pay off the congregational mortgage
Cover two-thirds of the estimated cost of a future sanctuary lighting project
Why the Amendment?
MACV and Lennar have specific financial and design needs to make this housing project possible. Adding the extra 0.20 acres will help them meet those needs and move the project forward. This plan represents a compromise that balances their requirements with ours.
This sale represents an opportunity to further our mission, support affordable housing for veterans, and eliminate significant financial obligations for our church.

Mount Calvary Church Council
